John's Definition of Short Sale

A Short Sale is a real estate sale of a property, in which the borrower owes more on the mortgage than what the value of the home will sell. In essence the real estate transaction or escrow is short of funds to close escrow and transfer title. There are 3 options or combinations thereof in which a short sale can be handled or negotiated: 1) If the seller is Solvent, the seller may put in the funds to make up the shortage difference in the short sale transaction 2) The buyer may put down extra cash to make up the cash shortage from the sales price to the loan amount in the short sale or 3) The lender may agree to the short sale and write off the difference to close escrow.
